NOTICE TO ALL RENTERS AND ADVERTISERS

You are responsible for conducting your own investigation regarding any and all claims made by prospective renters or vacation property owners or agents. You assume all liability for use of any information you find in any Furnished Rentals publication. The operators of Furnished Rentals assume no responsibility and in no way warrant the accuracy of the information contained in any of the pages published here. Not all Furnished Rentals ads are created directly by the property owners, some advertisers are acting as agents or managers for the owners.

Renters are aware that each property owner and/or manager sets their own cancellation and refund policy. Furnished Rentals recommends that renters ask for and receive a written notice of the Refund/Cancellation policy from the advertiser and for added protection, we recommend the purchase of Trip Cancellation Insurance at your own expense. Furnished Rentals is not responsible for the refund of rental fees for any reason. None of the information contained in any Furnished Rentals web page is confirmed or warranted by any party. Confirmation of information published herein is the sole responsibility of the renting party. Qualification of all renters is the sole responsibility of the property owner or agent.

Property Owners - If the operators of Furnished Rentals are unable to provide the promised level of service for any reason, including, but not limited to service outages, war, acts of God or negligence, neither Furnished Rentals or its owners can be held liable for any costs beyond the prorated costs paid by the client for the services which were not provided. The operators of Furnished Rentals does not guarantee that the Furnished Rentals web site will be available 100% of the time. Furnished Rentals does not guarantee a minimum number of inquiries for property listings. This Agreement shall be construed in accordance with the laws of Pima County, Arizona, any and all disputes shall be submitted to the jurisdiction of Pima County, Arizona, disregarding conflicts of law, forum and venue. By using or continuing to use the services of Furnished Rentals, you agree to the terms and conditions of this disclaimer.

RENTAL INQUIRIES

It is the goal of Furnished Rentals to reduce the volume of SPAM delivered via the Rental Request (Inquiry) form. To that end, inquiries may be monitored and filtered by Furnished Rentals prior to delivery to the members. Inquiries may be read by the staff at Furnished Rentals. Despite our filtering efforts, it is likely that some SPAM inquiries will be delivered anyway. It is also possible that some non-SPAM inquiries may not be delivered as a result of Furnished Rentals filtering efforts. Rental inquires are delivered via Internet email and are not to be considered private. Internet e-mail delivery is not 100% reliable and Furnished Rentals cannot be held responsible for undelivered inquiries or for missed income as a result of undelivered inquiries. Furnished Rentals , at its own discretion, may supply to potential renters the direct e-mail address and or phone number of Furnished Rentals advertisers for the purpose of making a rental inquiry.

MEMBERSHIP POLICIES

Furnished Rentals reserves the right to reject or edit any ad submitted at our sole discretion. Once material has been submitted, edited and posted on the Furnished Rentals web site, it becomes the property of Furnished Rentals and its affiliated sites and may not be copied from the Furnished Rentals web site without written permission.

LOCAL RULES AND REGULATIONS

Property owners are responsible for investigating and adhering to all local regulations including, but not limited to permits, licenses, occupancy taxes, and safety compliance.

ACCEPTABLE CONTENT POLICIES

Furnished Rentals reserves the right to decline or modify an ad due to unacceptable content or images. Ads which do not adhere to Furnished Rentals policies are subject to cancellation at the sole discretion of Furnished Rentals. These policies are established in order to preserve a fair and orderly site for the advertisement of furnished rental properties AND in order to maintain a "family safe" environment. Note that these policies are subject to periodic review and may be updated at any time.

There are specific locations for the inclusion of web addresses (also referred to as "links" Or URL.s) and e-mail addresses in a Furnished Rentals listing. All Web Addresses or Links must be approved and must reside only the authorized "Links to more information" section of the ad. Email Addresses and Phone Numbers must reside only in the authorized locations within the listing. All other references to specific web addresses, web sites, email addresses or phone numbers are not considered acceptable content and may be removed WITHOUT NOTICE
All content must be "family appropriate" and "G" rated. Ads may not contain vulgarity, or comments related to violence, hate, or references of a sexual nature. All such references are not considered acceptable content and may be removed WITHOUT NOTICE. In the case of disputed content, the operators of Furnished Rentals will be the final judge as to the appropriateness of the content. We reserve the right to review all listings and can deny, delete, remove or modify any listing at our sole discretion.

Furnished Rentals web site may contain links to web sites operated by parties other than Furnished Rentals. Such links are provided for your reference only. Furnished Rentals does not control such web sites and is not responsible for their contents. Furnished Rentals inclusion of these links to such web sites does not imply any endorsement of the material or any association with their operators. Furnished Rentals has the right to remove links or disallow links at their sole discretion.
